Explore Raleigh County Parcel Maps

Raleigh County parcel maps tie three things together. They link a street address, a tax-map key, and the assessor's record for a piece of land. A map view orients a property search fast. It shows how the Assessor groups parcels. A tax parcel line is still not a legal survey. Recorded plats, deed records, and surveys answer the questions a map cannot. Start with the parcel number. Keep every identifier intact. Compare the shape on screen with the legal description in the deed records before relying on it. If a viewer lacks a needed layer, the County Assessor and Clerk offer separate paths. They cover maps and recorded land.

Reading the Raleigh County Parcel Map

Two starting points stand out. Raleigh County offers an Assessor Interactive Tax Map. WV Property Assessment adds a Property Viewer plus GIS links straight from its search results. The county's own viewer changes over time, so its exact layer list should be checked on the live site. Its identify tools should be checked there too. The county is clear about what its maps are. They are compiled from deeds and surveys for assessment purposes, and they carry only the information assessment requires. They are not surveys. The table splits documented parcel references from viewer layers that still need live confirmation.

LayerWhat It ShowsUse
Tax parcelsAssessment parcel geometry and parcel/map identifiers.Locate a record; not a boundary survey.
District and map sheetTax district, map number, parcel, suffix, and special parts of ParID.Carry the key between assessment, GIS, and Clerk records.
Roads and right of wayRoad labels and, on the inspected Beckley sheet, road rights-of-way.Orient the parcel; a road line is not proof of ownership.
Original lot lines and deed lotsShown on the Beckley District 01 Map 75 sample.Use as a clue to a plat or deed description.
Flood or hazard layerFlood code appeared in an assessment result; exact viewer layer is unverified.Check the legend and county floodplain office.
Aerial, contour, hydrographyExact Raleigh viewer availability was not captured.Do not attribute a layer to the county viewer without live review.

Use the map to locate a tax parcel first. Then open its assessment report. Note the owner of record, the situs, land and building appraisal values, the legal description, and any deed-book and page clue. Title and easement questions belong elsewhere. The Clerk's recorded instrument and its legal description are the stronger record for those. For a value dispute or a tax bill, contact the Assessor or tax office rather than reading numbers off a map line. West Virginia runs a statewide parcel viewer too. Use the West Virginia Property Viewer to set a Raleigh County tax parcel against its surrounding geography. Confirm overlays on the live site.

The statewide viewer gives you a quick look at parcel geography across Raleigh County. It is a reference tool, though. A parcel line on screen is not a boundary survey, and it cannot stand in for the recorded deeds and plats the Clerk keeps.

Raleigh County Parcel ID Parts

WV parcel documentation breaks a parcel ID, or ParID, into district, map, parcel, suffix, and special fields. One Raleigh example reads County 41-Raleigh, District 1-Beckley Corp, Map 17, Parcel 190.0, with root parcel ID 41010017019000000000. Keep the long root ID and the human-readable parts together. A printed map sheet number is not the parcel number, and a suffix can flag a split or a special interest.

Formatting can vary by display. The state result showed district "1" and parcel "190.0," while the Beckley tax sheet is labeled District "01." Preserve the source form rather than converting the parcel to a numeric value or dropping zeros. When a key does not match across systems, ask the Assessor's mapping desk to explain the current map, parcel, subparcel, and prior reference.

District
The tax district portion of the state parcel key.
Map
The tax-map sheet reference, not the parcel itself.
Parcel
The mapped property key within the district and sheet.
Plat
A recorded map that describes lots and their layout.

Finding a Raleigh County Parcel by Address

The practical route runs through the assessment system first. A WV Property Assessment result links to a GIS Map. It also offers a View in Property Viewer option. Raleigh County's own map entry hangs off the Assessor's real-estate page. The county publishes no description of the viewer's search box. Layer names, print tool, and adjacency tools go undescribed as well. Follow the known assessment-to-map path rather than assuming any particular control is there.

  1. Search WV Property Assessment by Street Name, owner, or parcel and select the matching Raleigh result.
  2. Record County, District, Map, Parcel, Root Parcel ID, Property Address, and the deeded-acre field.
  3. Open the result’s GIS Map or Property Viewer link and compare its location with the road and parcel labels.
  4. Read the viewer legend before interpreting any flood, district, city, or hazard mark.
  5. Use the Clerk’s deed or recorded plat when the question concerns a legal boundary or land transfer.
Parcel ID
The tax-map key used to find the assessment parcel.
Plat
A recorded map showing a subdivision or group of lots.
Lot and block
A deed description that points to a lot on a recorded plat.
Metes and bounds
A land description using measured lines, directions, and reference points.

Beckley District 01 Map 75

An official Raleigh map sheet for Beckley Corporation District 01, Map 75, shows parcel boundaries, road rights-of-way, and property lines. It also shows original lot lines, deed lot numbers, parcel or index numbers, and map boundaries. A revision trail runs from 1999 through 2015. That trail includes a 2015 change. Its title block, north arrow, scale, and map labels make it a useful example of the county's tax-map system.

The sheet's map number is 75. It is not the same parcel as the assessment example at Map 17, Parcel 190.0. The PDF is marked for tax purposes only. It states that reproduction or distribution requires written Assessor permission. Use it to orient a search or identify a lot reference. Then request the corresponding recorded plat or deed when legal language matters.

Tax Maps, Plats, and Surveys

Raleigh County keeps three map records that people often confuse. A tax map groups parcels for assessment. It ties each map key to the tax roll. It is not a survey. A recorded plat, held by the Clerk, lays out lots. It may name a subdivision, block, easement, or right-of-way. A boundary survey is different again. A licensed surveyor measures the line in the field. Each record can describe the same ground, yet none replaces the others.

The county notes that its maps are compiled from official records, including deeds and surveys. They carry assessment information only. Reproduction of the Beckley sheet is restricted. For a lot-and-block deed, pull the referenced plat from the Clerk. For a rural description, follow the deed's calls and prior references. Bring in a qualified surveyor when the exact line on the ground matters.

Raleigh Address and Legal Description

Situs is simply where the parcel sits. A mailing address can differ. It can point to a post office box, a trustee, or an agent instead. The deed's legal description, not the street label, controls what land changes hands. Raleigh County's statewide form keeps these apart. It uses separate fields for Street Name, Mailing Address, Legal Description, and the deed book and page.

The form offers no ZIP filter. ZIP geography never sets a municipal boundary. A Beckley mailing city can therefore appear on land outside incorporated Beckley. When city status matters, compare the parcel viewer against Census place geography. Check current municipal information too. Old rural addresses need a different approach. Search the deed description, the prior owner, and the map key. Do not trust a modern street label.

Raleigh Floodplain and Valley Context

Raleigh County planning describes rugged Appalachian Plateau terrain. Most land is rural and forested. Development clusters in and near municipalities, while flood hazards concentrate on valley floors. Named residential spots include Beckley, Stanaford, Shady Spring, Daniels, Grandview, Fairdale, and Flat Top. Those planning labels can guide a search for a permit or floodplain file. They are not parcel boundaries or a subdivision list.

The Assessment result carries a Flood code. Its meaning lives in the viewer's live legend, along with the exact hazard layers Raleigh displays. For any building or permit question, confirm with County Building Code and floodplain staff. A parcel polygon cannot answer an elevation question. A map display is never a flood determination for a specific project.

Mapping Keys in Raleigh Permits

Raleigh County's Building Code ordinance can ask for tax map, parcel, and lot information, plus zoning, use, setbacks, boundaries, water and sewer, and floodplain documentation on permits. Address verification is on the list too. That makes the assessment map a useful permit clue. A permit record still is not proof of title. The ordinance requires address verification by Raleigh County EOC for applicable permits. That helps when an old rural address no longer matches a road label.

Call Assessor Mapping at 304-255-9177. Building Code is 304-255-9388; zoning and floodplain are 304-255-9173. Ask which office holds the map or permit file before visiting, since county service pages list more than one office address and hours can change.

Raleigh GIS Tool Limits

Assessment results link to the GIS Map and Property Viewer. Raleigh County offers no adjacent-parcel buffer. There is no select-by-location tool, downloadable dataset, or full layer list. Statewide GIS material describes parcel data and annual tax-map products. The Assessor prohibits downloading or reselling its map data. Confirm current terms before exporting anything.

Nearby parcels take a manual route. First find the subject parcel. Then copy the visible parcel IDs. Run each one through the assessment search. Because the map lacks a selection tool, a Street Name search can list every parcel on a road. The Raleigh County neighbor lookup explains that block-by-block route and its limits.

What Raleigh County Parcel Maps Do Not Prove

GIS parcel geometry exists for tax administration and public reference. Its lines are mapped representations. They are compiled from records, not surveyed corners on the ground. So position, scale, and source quality all shape how a boundary appears. No interactive map settles a fence dispute. Neither settles an encroachment, easement, or buildable-area question. Read the deed and its referenced plat. Consult a licensed surveyor when the actual boundary matters.

Not a survey. Raleigh County parcel maps are tax and reference tools, not legal boundary determinations. Before building near a line or resolving a boundary dispute, have the land professionally surveyed.
