How to Search Raleigh County Property Records
A strong Raleigh County property records search moves in steps. Start with an address or an owner of record. The statewide WV Property Assessment search works well for this. Treat the result as separate fields. Look for current owner, property address, county, district, map, parcel, and the Root Parcel ID. The GIS link matters too. It shows whether the map point matches the place you actually mean. For transfers, take the owner and legal description to the County Clerk's land-record index. Tax balances and permit history live elsewhere. A deed index alone will not answer every question.
Keep a short log of your work. Note the exact address spelling, the owner-name version, the query date, and the parcel values. Raleigh's assessor warns that its map data changes and serves assessment purposes only. An online result is a lead, not a title opinion. A recent closing may also lag. The recorded deed can be newer than the annual tax roll. If the address fails, a parcel number or legal description still connects the property records.
- Search WV Property Assessment by street name, owner name, or district and parcel when that key is known.
- Copy Current Owner, Property Address, County, District, Map, Parcel, and Root Parcel ID without changing their format.
- Use the GIS Map or Property Viewer link to orient the parcel, then compare its legal description with the deed.
- Use the Raleigh County Clerk for deeds, liens, releases, plats, and deed-of-trust instruments; use the Sheriff or State Auditor for tax status.
- Ask the holding office for a copy or a search beyond the online result, and confirm the current fee before sending payment.
Raleigh County Property Records Offices
No single counter holds every Raleigh County property record. The Assessor maps and values parcels. The Clerk records deeds and other land instruments. The Sheriff takes county tax payments, while Building Code or municipal offices keep permit and zoning files. Match your question to the custodian first. The Clerk's public hours differ from courthouse hours, so confirm the right desk before you go.

What a Raleigh County Assessment Result Shows
The statewide assessment result bridges an address and a recorded deed. One Raleigh example showed a named trust, a street address, County 41-Raleigh, District 1-Beckley Corp, Map 17, Parcel 190.0, plus a GIS link, flood code, deeded acres, property class, land-use code, tax class, and three appraisal amounts. It also carried a 20-digit Root Parcel ID. Those labels tell you what to carry forward. They will not reveal every lien, exemption, or recent transfer on the parcel.
The expanded form narrows a query by county and district, then by owner, street, parcel, or full ID. Deeper modes add appraisal and sale ranges, mailing address, legal description, deed book and page, building year, and structure counts. A CSV export link is offered. Broad searches stop at 1,000 results, so run a tighter query rather than treating a capped list as a complete owner of record roster.
The screen here is the expanded state form, not a property-specific report. Open the assessment source screen to see current modes and fields. The selected parcel still needs its own deed verification.

The source screen lays out the available search modes and fields. For Raleigh County, carry the displayed map and parcel values forward along with the full Root Parcel ID.
Raleigh County Deeds Since 1850
Deeds in Raleigh County date to 1850. The county formed that year, according to the County Clerk. That is a record-run fact. It is not a promise that every old volume or image is searchable online. The public land-record directory covers deeds, deeds of trust, liens, releases, cemetery deeds, plats, assignments, affidavits, and trustee reports of sale. For an image or certified copy, the Record Room takes in-person, email, and mail requests.
Gather your details before contacting the Clerk. Write down the parties. Note the likely document type, an approximate year, and the parcel or map reference. Add any deed book and page already found. Staff can help identify what exists for a specific deed search. They will not certify that title is clear. An owner name is only the start. The grantee, legal description, recording reference, and later releases must be read together in the deed records.
The directory lists categories of Raleigh land records. The county page does not state an online imaging cutoff. View the Raleigh County Land Records directory for the current list of searchable categories.

The directory helps you name the instrument to request. A missing online image calls for a Record Room inquiry, never an assumption that the deed does not exist.
Raleigh County Parcel Maps and Plats
Raleigh County's Assessor posts an interactive tax map. The state Property Viewer adds parcel geometry statewide. Each assessment result also links to a GIS map and a viewer route. Raleigh County cautions that its map is built from deeds and surveys for assessment use. It is not a survey. Never set a boundary from the screen.
The state parcel key joins district, map, parcel, suffix, and special fields into one ParID. A Beckley result might read County 41-Raleigh, District 1-Beckley Corp, Map 17, Parcel 190.0. That is separate from a printed sheet number. Beckley District 01 Map 75 is a different PDF sheet. Legal interpretation still belongs to the recorded plat and the deed description.
The state viewer opens straight to the parcel map. Open the West Virginia Parcel Viewer to inspect it live. Check any selection against the assessment report. Confirm the details in the recorded instrument.

Use the viewer to find a parcel. Then follow its assessment link, and note that Raleigh County's map terms bar downloading or reselling county map data.
Types of Raleigh County Property Records
Raleigh County property records divide by purpose. The Clerk records transfers and encumbrances. The Assessor tracks owners and tax values. The Sheriff and State Auditor handle tax debt and land-sale steps, while county or city offices hold construction and land-use files. A court docket can reveal a dispute; a recorded instrument shows what actually entered the land records. Pick a first stop from the table, then confirm details with the custodian.
| Record Type | What It Documents | Kept By | Access |
|---|---|---|---|
| Deeds and releases | Ownership transfers, deeds of trust, liens, releases, plats, and trustee sale reports | Raleigh County Clerk | Online directory; Record Room, email, or mail copies |
| Assessment and parcel roll | Current Owner, situs, map key, class, acreage, and land/building/total appraisal | Raleigh County Assessor and WV Tax Division | County entry and statewide search |
| Taxes and certified land | Tax bill/payment status or property certified to the state | Raleigh Sheriff; WV State Auditor | County tax link and Land/County Collections |
| Maps and plats | Tax parcel geometry, recorded lots, roads, and map revisions | Assessor, Clerk, WV GIS | Viewer, map sheets, and copies; not a survey |
| Permits and zoning | Applications, inspections, site plans, occupancy, and land-use actions | County Building Code; city offices | Citizen Portal, forms, or a narrow request |
A deed search answers who received an interest and what land the instrument describes. An assessment search finds the current tax-roll owner. A tax bill shows what is owed. A permit file shows approved work. The Raleigh County deed records page explains the Clerk's instrument categories, and Raleigh County property tax records covers assessment, tax payment, and the annual review path.
Raleigh County Assessment Is Not Sale Price
West Virginia property is assessed every July 1, usually at 60 percent of its true and actual value. State law frames that value around an arm's-length deal between a willing buyer and seller. The Raleigh County Assessor splits each result into building, land, and total appraisal figures. An assessment is not a private appraisal. It will not serve a sale or a loan. A tax bill works the same way. It measures what you owe, not what the market would pay.
A sample parcel on the county roll listed a $32,300 building appraisal, $9,000 for land, and $41,300 total. Those figures describe one record alone. They are not a countywide price level. They are not a comparable for your property either. Raleigh County's July 1 valuation date adds one more wrinkle, since a recorded deed and the assessment roll can reflect different moments in the same transaction. Read a parcel detail only when you can see both its fields and its date.
Raleigh County Permit Files Beside Deeds
A permit file answers a different question. Raleigh County Building Code and Planning materials cover permits, inspections, zoning, floodplain, stormwater, and property safety. The county ordinance ties each application to tax map, parcel, and lot; zoning, use, and setback; property boundaries; water and sewer; address verification; and, where needed, elevation and stormwater review. The paper trail runs wide. One address may face review by both the county and a town office.
For an older project, or an address that changed, ask for the site plan, permit, inspection history, certificate, and any public appeal or zoning action. The Citizen Portal is linked from the county Building Code page. The county publishes no complete address-indexed permit search. A request works best when it names an address, parcel, permit type, and approximate years. Don't make the office guess the owner.
Beckley treats certificates of occupancy as permanent property records. Sophia publishes permit forms. Mabscott has no online permit search.
Raleigh Property Cases in Court Records
Foreclosure, quiet-title, partition, and lien disputes can each end in a court ruling. Those same disputes can also generate a Clerk filing. WVPASS offers public circuit-court documents dating to 1999 with free registration. Downloads cost per page under the launch notice. The Magistrate Case Record Search allows name or case-number lookup with up to 30 results. The file itself comes from the local Clerk. A blank result proves nothing.
The statewide screen helps spot a docket. Open the Magistrate Case Record Search for the live lookup. Match the case number, party, legal description, and later recorded instrument. Only then treat an order as a land transfer.

The screen is only the statewide landing page. It shows the magistrate search entry point, not a Raleigh case result; documents and certified copies stay with the filing court or Clerk.
Raleigh County Delinquent Tax Trail
Start with the Sheriff's tax-payment route when the bill is simply current. Certified properties take a different path. The WV State Auditor's Land/County Collections search asks for a tax year and county first. It then lets you search by parcel, taxpayer, purchaser, bidder, certificate, ticket, account, description, or status. It posts sale and redemption forms too. Sale dates and payment steps shift often. Check the live page when searching.
Write down the tax year, County 41-Raleigh, district, map, parcel, ticket or certificate number, purchaser, status, and any notice-to-redeem details. Certification alone is not a deed. Before concluding that the owner changed, trace redemption status and the later instrument in the Clerk's land records.
Note: The county tax-payment page and the state land-collection search cover different stages of the delinquency process.
Raleigh County Historic Record Access
Online indexes have a stopping point. Older deeds may still sit in the Clerk's books or at the State Archives and History Library. Ask for a grantor-grantee search, a physical deed book, microfilm, or a plat, and give party names, instrument type, approximate years, and a legal description. The state's genealogy page lists county court, census, military, naturalization, newspaper, and older vital-record holdings for family history.
Vital records follow their own rules. The Raleigh Clerk provides local birth, death, and marriage copies from the county record run. Bring photo ID and a $5 local fee. State certified copies go through a different office at a different fee, and eligibility rests on the current request form.
An archive research copy is not a certified certificate. The issuing office sets eligibility and copy terms. For the archive route to older family-history material, review the West Virginia genealogy source.

That state screen covers genealogy coverage and archive referrals. It does not replace the Clerk's deed index or a certified record request. For current certificate forms, use the separate West Virginia Vital Registration form chooser. The chooser points to the applicable certificate request materials.

Check ID, eligibility, fees, and submission steps on the form before requesting a certified certificate.
Beckley, Mabscott, and Sophia Property Records
Beckley, Mabscott, and Sophia raise their own permit and address questions. Ownership, tax assessment, deeds, and parcel maps stay in Raleigh County records. Beckley's Code Enforcement page states that certificates of occupancy are permanent property records. Sophia's document center lists building and commercial permit forms. The town dates its incorporation to 1912. Mabscott's municipal site offers no permit search.
County planning notes residential concentrations in Beckley, Stanaford, Shady Spring, Daniels, Grandview, and Fairdale. It also lists Flat Top. No complete city subdivision inventory, annexation date list, or ZIP boundary map is published. Trust the map key and official municipal geography over a mailing city name. A mailing city is not a legal boundary. Each city page keeps its own leads and gaps.
Beckley's District 01 Map 75 shows how a local map sheet can carry revision dates, original lot lines, road rights-of-way, and deed lot numbers. It is not a legal survey.
What Raleigh County Property Records Can and Cannot Tell You
Raleigh County property records answer many questions. An assessment roll names the owner of record. A recorded deed lists the parties and land description, and tax appraisal fields, map references, liens, permits, and court events appear in other records. The records cannot prove who lives at a property. They also cannot prove that every lien was found, that a tax map line is exact on the ground, or that an assessment equals a sale price. Compare more than one record at the right custodian before relying on a result.
Lawful use. Public records support property research, due diligence, and civic transparency. A search does not replace a title examination or survey, and owner information must not be used to stalk, harass, or harm anyone.
Raleigh County FOIA Request Path
Not every record sits on a portal. A narrow written request to the holding office works instead. West Virginia FOIA, W. Va. Code ยง29B-1 et seq., requires reasonable specificity. A custodian must respond as soon as practicable and within five days, excluding weekends and legal holidays. The response provides records, sets an inspection or copy time, or denies the request in writing. The law allows actual reproduction cost only, with no search or retrieval charge.
Identify the parcel or street address, the document type, the date range, and your preferred electronic format. The Clerk's Record Room can often handle land-record requests directly by email or mail. That route beats a general request to the county. Ask for instrument references and a copy total. Never ask a clerk to certify clear title. Confirm current office details before sending anything.
